ABC sets date for S.A.'s Christmasy 'Makeover' | Jakle's Jacuzzi | a ...

Mark your calendars for Dec. 17!

That?s when ABC will present a feel-good, locally filmed, holiday TV experience that?s bound to put smiles on the faces of viewers not only here but around the nation. A Christmas-themed episode of ?Extreme Makeover: Home Edition? not only will show Ty Pennington and his gang ? in partnership with ?Morgan?s Wonderland ? presenting a wounded warrior and his family with a smashing new home, but also will showcase San Antonio and its River Walk in all their glittery, holiday glory.

Well. . .staged holiday glory.

The two-hour special, airing from 7 to 9 that Monday night (locally on KSAT), actually was shot in late January. But to give it an all-out Christmas feel, a fictional parade was produced ? complete with carols, Santa, holly and those famous yuletide lights that fill the trees of our extremely popular downtown tourist attraction. ?Called ?The San Antonio Red, White and Blue Christmas Parade,? it likely was drawn up to mimic our real ?Holiday River Parade and Lighting Ceremony? that actually happens the Friday after Thanksgiving. ?For more on this filming, read Roy Bragg?s story here.

This cheery footage likely will be interspersed with the main event of the special: the presentation of a stucco-and-stone, temperature-controlled home and picturesque grounds ? located between Floresville land Stockdale. It?s complete with a ?Toy Story?-themed kid?s bedroom, a putting green, horse barn and a model Old West town ? to the Harris family of Smithville. Read?Jessica Belasco?s more extensive account here.

The family of four?s patriarch, you see, is Shilo Harris, a retired Army staff sergeant who, while on patrol in Iraq, was severely burned by a massive IED blast.? He now fights for other wounded warriors to find jobs and emotional support upon their return to civilian life.

Talk about TV comfort and joy! Not only will it be heartening to watch these deserving folks get their dream home but also to see the sea of radiant faces from San Antonio and surrounding areas who volunteered their time and energy to help make it happen.

And?so what if the River Walk Christmas celebration was staged? The national exposure may help draw even more visitors to our unique city to enjoy its very real holiday delights.

This combination of photos shows above, lower Manhattan dark after the hybrid storm Sandy on Monday, Oct. 29, 2012, and below a fully lit skyline on Jan. 6, 2012, both seen from the Brooklyn borough of New York. In an attempt to lessen damage from saltwater to the subway system and the electrical network beneath the city's financial district, New York City's main utility cut power to about 6,500 customers in lower Manhattan. But a far wider swath of the city was hit with blackouts caused by flooding and transformer explosions. (AP Photo)

(AP Photo/Richard Drew)

NEW YORK (AP) ? The massive storm that pummeled the East killed 10 people in New York City and left the nation's largest city eerily quiet Tuesday, with no running trains, a darkened business district and neighborhoods under water.

It was "a devastating storm, maybe the worst that we have ever experienced," said Mayor Michael Bloomberg, who gave no firm timeline on when the city's basic services would be restored.

Scenes of the damage from the overnight havoc were everywhere after a wall of seawater and high winds slammed the city, destroying buildings and flooding tunnels. Between 80 and 100 flooded homes in Queens caught fire and were destroyed. A hospital removed patients on stretchers and 20 babies from neonatal intensive care, some on respirators operating on battery power.

Sidewalks, streets and subways usually bustling with crowds and traffic jams were largely empty. And high above midtown, the broken boom of a crane continued to dangle precariously over a neighborhood.

"Oh, Jesus. Oh, no," said Faye Schwartz, 65, Tuesday morning as she surveyed the damage in her Brooklyn neighborhood, where cars were strewn like leaves, planters were deposited in intersections and green Dumpsters were tossed on their sides.

The storm was once Hurricane Sandy but combined with two wintry systems to become a huge hybrid storm whose center smashed ashore late Monday in New Jersey. New York City was perfectly positioned to absorb the worst of its storm surge ? a record 13 feet.

The dead included two who drowned in a home and one who was in bed when a tree fell on an apartment, the mayor said. A 23-year-old woman died by stepping into a puddle near a live electrical wire. A man and a woman were crushed by a falling tree. An off-duty officer on Staten Island who ushered his relatives to the attic of his home apparently became trapped in the basement.

Gov. Andrew Cuomo said 156 rescue missions were made by state and city police.

"It's fair to say that the state police and NYPD and the National Guard saved hundreds of lives yesterday," he said.

At a darkened luxury high-rise building called the William Beaver House in Lower Manhattan, resident manager John Sarich was sending up porters with flashlights up and down the 47 flights of stairs to check on residents.

He said most people stayed put despite calls to evacuate. One pregnant resident started having contractions, and Sarich said that before the power went out, he nervously researched how to deliver a baby on the Internet.

"I said, 'Oh boy, I'm in trouble,'" Sarich said. The woman managed to find a cab to take her to a hospital.

Uptown in Chelsea, the city's thriving gallery district was under waist-high water the night before.

Reggie Thomas, a maintenance supervisor at a prison located within striking distance of the overflowing Hudson River, emerged from an overnight shift there, a toothbrush in his front pocket, to find his 2011 Honda with its windows down and a foot of water inside. The windows automatically go down when the car is submerged to free drivers. It left his car with a foot of water inside, and unable to start.

"It's totaled," Thomas said, with a shrug. "You would have needed a boat last night."

The city's transit system suffered unprecedented damage, from the underground subway tunnels to commuter rails to bus garages, the Metropolitan Transportation Authority said Tuesday.

"We have no idea how long it's going to take," spokeswoman Marjorie Anders said.

All 10 subway tunnels between Manhattan and Brooklyn were flooded during the storm, as the saltwater surge inundated signals, switches and third rails and covered tracks with sludge, she said.

The entire system wasn't flooded and the authority was already pumping water Tuesday. Workers ultimately will have to walk all the hundreds of miles of track to inspect it, she said, and it wasn't clear how long that would take. Trains had been moved to safety before the storm.

The 108-year-old subway system "has never faced a disaster as devastating as what we experienced last night," Chairman Joseph Lhota said in a statement.

Bloomberg said there was just no telling when power and transit would be back, but estimated some bus service would be restored by Tuesday afternoon.

"Clearly the challenges our city faces in the coming days are enormous," he said.

Water lapped over the seawall in Battery Park City, flooding rail yards, subway tracks, tunnels and roads. Rescue workers floated bright orange rafts down flooded downtown streets, while police officers rolled slowly down the street with loudspeakers telling people to go home.

In Queens, nearly 200 firefighters tried to contain an enormous blaze that consumed more than 80 homes in the Breezy Point neighborhood. They had to use a boat to make rescues and climbed an awning to reach about 25 trapped people, fire officials said.

Officials weren't immediately able to pin down the cause of the blaze, and Bloomberg said no deaths had been reported there.

On Staten Island, a tanker ship wound up beached on the shore.

Water surged into two major commuter tunnels ? the Brooklyn Battery and the Queens Midtown. Water coursed into one of the Long Island Rail Road's East River tunnels, the railroad's West Side yards had to be evacuated. At least 40 LIRR stations had no power Tuesday.

The rains and howling winds left a crane hanging off a luxury high-rise in midtown Manhattan, causing the evacuation of hundreds from a posh hotel and other buildings. Inspectors were climbing 74 flights of stairs to examine the crane hanging from the $1.5 billion building.

After a backup generator failed, New York University's Tisch Hospital began evacuating more than 200 patients to other facilities, including 20 babies from neonatal intensive care, some of them on respirators operating on battery power.

In Schwartz's Brooklyn neighborhood of Red Hook, residents who ignored a mandatory evacuation order awoke to debris-strewn streets and a continued blackout. About 2 inches of mucky dirt and leaves covered streets crisscrossed by downed power lines after water sloshed 12 blocks inland.

The doors of the Fairway grocery store were blown out. Several cars left in the parking lot were shifted by flood waters overnight and were left crammed door to door.

Schwartz and her husband rode out the storm on the third floor of the residences above the Fairway and said white-capped flood waters reached at least 3 feet around the building.

"It was scary how fast the water came up," she said.

The facade of a four-story Manhattan building in the Chelsea neighborhood crumbled and collapsed suddenly, leaving the lights, couches, cabinets and desks inside visible from the street. No one was hurt, although some of the falling debris hit a car.

The city shut all three of its airports, its subways, schools, stock exchanges, Broadway theaters and closed several bridges and tunnels Monday as the weather worsened. By evening, the storm surge was threatening Manhattan's southern tip and utilities deliberately darkened part of the borough to avoid storm damage.

It could be several days to a week before all residents who lost power during the storm get their lights back, officials said.

On Tuesday, the New York Stock Exchange was to be closed again ? the first time it's been closed for two consecutive days due to weather since 1888, when a blizzard struck the city.

At least 1 million customers lost power in New York City, the northern suburbs and coastal Long Island, where floodwaters swamped cars, downed trees and put neighborhoods under water.

On coastal Long Island, floodwaters swamped cars, downed trees and put neighborhoods under water as beachfronts and fishing villages bore the brunt of the storm. A police car was lost rescuing 14 people from the popular resort Fire Island.

Waze updated with pick-up request and social features

Android Central

The Waze navigation app has recently been updated with a whole bunch of new social features, ranging from seeing the ETA of your friends, location sharing, pick-up requests, and lots more. Here's the full changelog for Waze 3.5.

  • See friends driving to your destination & everyone's ETA
  • Send a pick up request to grab anyone's location & navigate to them
  • Share your drive by sending a live map of your route & ETA to anyone
  • New design and UI throughout
  • Sign in with Facebook
  • Nearing destination bar
  • Toll road usage indication
  • Private messages
  • Parking location pin

As always, Waze continues to offer croudsourced mapping data, live traffic alerts, points of interest searching, finding the best gas prices, and the usual voice-based turn-by-turn navigation.

The new features are pretty sweet, especially being able to request a pick-up, even if you don't use Waze. Still, it seems like the majority of Waze's new features depend on other friends using the same app, which can be hard to count on for less regular meet-ups.

Any active Waze users out there? How often do you think you'll use the friends ETA feature? Anything else new that's really leaping out?

I Am A Reader, Not A Writer: Everything by Mary DeMuth: Interview ...

Welcome to Author Mary DeMuth
I?m chef wanna-be, a sometimes tri-athlete (note emphasis on sometimes), and a passionate follower of Jesus. I?m in love with my husband and kids and am zealous about writing and speaking. (I promised my family I wouldn?t talk about my nose ring.) But they?re pretty crazy too, as you can see below!
My deepest dream is to see stories?mine and others?change lives as they?ve changed mine.

Although I write both non-fiction and fiction, I?m especially fond of the latter because of the power of story. Stories saved me. From the parables of Jesus, to novels like To Kill a Mockingbird and The Book of the Dun Cow, stories swept me away into a world of hope and possibilities.

Interview:

If you could travel in a Time Machine would you go back to the past or into the future?
I would go to the past back to 2-3 years old so I could uncover a maddening, hidden memory.

What is one book everyone should read?
To Kill a Mockingbird by Harper Lee, although I think most kids read it in high school. Such a beautiful, timeless story.

If you were a superhero what would your name be?
Word Girl.

Mint Chocolate cookie by Ben and Jerry?s.

One food you would never eat?
Splenda. I?m allergic.

Please tell us in one sentence only, why we should read your book.
It uncovers the age-old question, why can?t I change or grow?

What's one piece of advice you would give aspiring authors?
Set word count goals and meet them. Writing is a muscle that needs to be exercised. Write miles and miles of unpublished words.

Favorite Candy?
Oh dark chocolate, how you mock me with your yummy goodness. A temptress you are.

How do you react to a bad review?
I eat dark chocolate.

If you were a bird, which one would you be?
I?d be the one on my website...free, flying, uncaged.

PC or Mac?

Favorite quote from a movie?
?We lived our lives in fear.? Strictly Ballroom, an indie classic from Australia

Everything

?I don?t write this book as a condemnation or as a sermon. The last thing I want to do is provide a ?how to be the best Christian in ten easy steps? guide. I pen these words as a fellow struggler who is learning that what we think about God matters, how we allow Him to reign in our hearts matters, and how we obey Him in the moment matters. It all matters. Everything.?

Author and speaker Mary DeMuth has been abused, foreclosed, abandoned, and betrayed. She has been pressed and drained till it was too much . . .

But it was just enough to bring her to a place of surrender, piece by precious piece. In that surrender, she found the freedom of giving everything to God. And through Scripture, community, and the work of the Holy Spirit, she gives it all over again, every day.

In this gentle and challenging book, DeMuth describes the process and the nuances that shape us to be more like Christ. Her words are clear, vulnerable, and thought provoking, and every chapter is infused with Scripture.

Most of all, DeMuth provides personal and practical evidence that there is no greater pursuit than Christ. We must surrender everything, but it does not compare to the Everything He is, the Everything He gives.

Support PINK October, Breast Cancer Awareness Month

By Guest Blogger, Donna DeClemente, Donna's Promo Talk

PinkRibbonThe month of October is starting to wind down and we have been enjoying many of the beautiful fall colors here in western New York. We're also still seeing quite a bit of PINK since October is Breast Cancer Awareness month. I usually dedicate a least one "PINK" post to highlight some of the brands and organizations that have been supporting the cause. So here's a few I've seen this year.

The first signs of PINK come from watching NFL football. I think it's great that the league and the NFL Players Association get behind this cause. But it still strikes me funny seeing these big football players, along with the coaches and referees, wearing pink gear. The NFL's campaign, "A Crucial Catch", is in partnership with the American Cancer Society and is focused on the importance of annual screenings.

NFL PinkAll Pink apparel worn at games will be auctioned off at NFL Auction with proceeds benefiting the American Cancer Society's Community Health Advocates National Grants for Empowerment (CHANGE) program. The CHANGE program provides outreach and breast cancer screenings to women in under served communities. You can support the cause by purchasing some of this pink gear and apparel at the NFL Shop.

YoplaitYoplait's Save Lids to Save Lives program is back and has expanded to include many more General Mills brands such as Cherrio's and Fiber One. Click here to see all participating products. I always look for an excuse to buy more Yoplait, whether it's this cause or a coupon. For every lid or code submitted, General Mills will donate 10 cents to Susan G. Komen for the Cure, up to $2,500,000!

Amy's-StoryCaribou Coffee is selling its Amy's Blend coffee, tea, and other products as a tribute to their Roastmaster Amy Erickson who passed away from breast cancer. 10% of the sales will go to the nonprofit organization CancerCare. The products are available in stores and online through November 7th. Plus, for every "Like" that Caribou's Facebook page receives, they will donate an additional dollar. VikingPink

I am lucky to have a Viking Range in our kitchen along with a husband that cooks up some amazing meals with it. We actually redesigned the kitchen around this stove. The Viking Range Corp. has partnered with the National Breast Cancer Foundation (NBCF) to auction off a Pink Viking 3D range along with it's matching ventilation hood. This E-bay auction runs until Oct. 25 with 100% of the proceeds going to the NBCF.

Driscoll's, my favorite berry brand, is sponsoring the Berry Pink Sweepstakes in honor of Breast Cancer Awareness month and is offering a chance to win two Pink Kitchen Aid Mixers. The antioxidants PinkBerriesin berries are known to help prevent the development of cancer since they protect cells from free-radical damage. So go on and eat more of those strawberries, blueberries and raspberries!

Before the month is over please make sure you support some of these brands and organizations. It's so important that women get their annual screenings. We all have personal stories to share. Last year two of my friends each had double mastectomy surgery are now doing very well. Unfortunately though I lost my mother over two years ago to breast cancer. Getting my annual screening is now a major priority and will be for my two daughters as they get older.

Hopefully with all the research and communications encouraging early screening we will begin to see a decrease in the amount of women this cancer affects.

Dropbox for iOS removes the photo resolution cap, stretches out to iPhone 5 size

Dropbox for iOS removes the photo resolution cap, stretches out to iPhone 5 size

As much of a boon as Dropbox has been for iOS users, it's been held back for shutterbugs wanting a one-for-one translation of their images. Any cloud photos saved for posterity were shrunk to iPhone 4S size and largely negated the point of a local copy. No more: an update to the app removes the resolution ceiling and shows whatever the iPad, iPhone or iPod can handle. While it still compresses the final image, all the basic nuances should remain intact. There's a treat in store for those who want to see more of their files inside of the Dropbox app, too, with iPhone 5 support putting to work those 112,640 pixels of extra screen real estate. Just don't expect to use Dropbox as a mobile viewer for your Hasselblad photos and you'll likely be happy.

Duke University

DURHAM, N.C. For the first time, scientists have observed how droplets within solids deform and burst under high electric voltages.

This is important, the Duke University engineers who made the observations said, because it explains a major reason why such materials as insulation for electrical power lines eventually fail and cause blackouts. This observation not only helps scientists develop better insulation materials, but could also lead to such positive developments as "tunable" lenses for eyes.

As the voltage increases, water droplets, or air bubbles, within polymers slowly change from their spherical shape to a more tubular shape, causing extremely large deformation within the material. Over time, this can lead to cracking and failure of the polymer, the researchers said. Polymers are a class of "soft" materials that can be found almost everywhere, most commonly as an insulator for electrical wires, cables and capacitors. Droplets or bubbles can be trapped in these polymers as defects during fabrication.

"The effects of electric voltage on droplets in air or in liquid have been studied over decades,' said Xuanhe Zhao, assistant professor of mechanical engineering and materials science at Duke's Pratt School of Engineering. "We take advantage of the understanding of these electrified drops in air or liquid every day, such as in the use of ink-jet printers.

"Conversely, no one has actually observed the effects of electric voltages on droplets in solids," Zhao said.

The results of Zhao's experiments were published online Oct. 23, 2012, in the journal Nature Communications. His work is supported by and the National Science Foundation's Research Triangle Materials Research Science and Engineering Center, National Science Foundation's Materials and Surface Engineering program and National Institutes of Health.

In air or liquid, droplets subjected to increased voltage tend to transform into a cone shape that eventually emits tiny droplets from the pointed end of the cone. This is the basic phenomenon that is taken advantage of in inkjet printers and similar technologies.

"Changes in electrified drops in solids have not been well studied, because it has been very difficult to observe the process as the solid would usually break down before droplet transformation could be captured," Zhao said. "This limitation has not only hampered our understanding of electrified droplets, but has hindered the development of high-energy-density polymer capacitors and other devices."

This knowledge becomes especially important, Zhao said, as scientists are developing new polymers designed to carry higher and higher loads of electricity.

Zhao's experiments involved droplets, or bubbles, encapsulated within different types of polymers. Using a special technique developed by Zhao group, the team observed and explained how increased voltage caused the droplet to form a sharp "tip" before evolving into the tubular shape.

"Our study suggests a new mechanism of failure of high-energy-density dielectric polymers," Zhao said. "This should help in the development of such applications as new capacitors for power grids or electric vehicles and muscle-like transducers for soft robots and energy harvesting."

The experiments also showed how polymers "deformed," or changed shapes, at different voltages before they failed.

"It appears that it could be possible, just by varying voltages, to change the shape of a particular polymer," Zhao said. "One of the new areas we are now looking into is creating lenses that can be custom-shaped and used in ophthalmic settings."

###

Other members of the team were Qiming Wang, Zhao's graduate student, and Zhigang Suo, Harvard University.

Other members of the team were Qiming Wang, Zhao's graduate student, and Zhigang Suo, Harvard University.

Petronas rejection may hurt Canadian stocks

CALGARY/TORONTO (Reuters) - Canadian markets could face a bloody opening on Monday after the government blocked the C$5.17 billion ($5.22 billion) acquisition of Progress Energy Resources Corp by Malaysian state oil company Petronas , raising questions about other, bigger bids and about Canada's willingness to let foreign investors in.

Canadian Industry Minister Christian Paradis said late Friday night that Petronas' bid for Progress -- one of the largest owners of exploration lands in the gas-rich Montney shale region in northeastern British Columbia -- would not provide the "net benefit" for the country required by Canada's foreign investment laws.

Investors had expected a favorable decision on the bid by the minister, especially given Petronas' pledge to help spur Canada's nascent liquefied natural gas export industry by building an LNG export facility on the country's Pacific coast.

But Paradis' veto also raises doubts over the outcome of Chinese oil group CNOOC's C$15.1 billion offer for oil producer Nexen and is expected to weigh on other Canadian firms hoping to tap the foreign investment needed to harvest their vast energy reserves and the mood among investors is somber.

"We're going to see sell-offs all around and gore on the floor for Progress and Nexen," said Chris Damas, an independent analyst with BCMI Research.

Still, the ruling Conservatives say the refusal is not an issue. Petronas and Progress have 30 days from last Friday to convince the Canadian government to reconsider the decision. Canadian Finance Minister Jim Flaherty confirmed on Sunday that the government is willing to negotiate.

"I'm not involved in those discussions directly. The minister of industry is," Flaherty said in an interview on CTV's "Question Period". "I'm sure they'll continue to work on it. There's another period of time during which they can continue to have discussions and try to satisfy the concerns that the Department of Industry has."

Along with Progress and Nexen, some analysts think that mid-sized energy companies operating, like Progress, in the Montney shale-gas region of northeastern British Columbia are most likely to be hit by selling pressure when the Toronto Stock Exchange opens on Monday.

"The intermediate (oil exploration and production) group is significantly impacted by the Progress/Petronas decision, reflective of a high weighting to gas-focused Montney producers," Greg Pardy, an analyst with RBC Capital Markets, said in a research note.

"We expect the group to be under considerable pressure during Monday's trading session and believe that as of Friday's close, about 15 to 20 percent of a (merger and acquisition) premium is currently 'baked in' to the Montney stocks."

Even if Canada reconsiders its decision, the damage to the country's reputation as politically stable place to invest may be fixed less easily.

The deal is the second major foreign takeover blocked by Prime Minister Stephen Harper's government in as many years, following the 2010 rejection BHP Billiton's $39 billion bid for Potash Corp , the world's largest fertilizer maker.

Now investors are trying to figure out how much political risk has to be factored into potential Canadian investments.

Along with the Petronas and Potash decisions, the market has also been unsettled by the decision on Thursday by Canada's broadcast regulator to block BCE's C$3 billion bid for Astral Media because the deal would give too much power to BCE, Canada's biggest telecoms company and the owner of numerous TV and radio assets.

As well, opposition from the Quebec government last month convinced Lowe's Cos Inc to walk away from a C$1.8 billion unsolicited for Rona Inc , a Canadian home-improvement retailer.

"The one thing that I take away from all of this is that as modern as Canada is and as westernized as it is, as democratic as it is, the political environment is very much the wild west in terms of what the rules are," said one trader, who owns shares of Nexen and Progress but who asked to not be named.

"It's in some ways equivalent to investing in China or investing in Africa or investing in South America, where governments can do whatever they want."

Canada's tar sands are the world's third-largest crude oil reserve, behind only Saudi Arabia and Venezuela, while the country's vast shale oil and gas deposits are still in the early stages of development.

The government has said the oil sands alone will require C$650 billion in investment over the next decade, much of which will have to come from foreign sources.

However, the government yet to make good on the pledge to clarify what constituted a net benefit under the Investment Canada Act made when it turned down BHP's Potash bid. Observers are saying that after the Petronas decision, the Conservatives must offer clear guidelines on the rules for overseas investors.

"The next message they have to send out is that 'We are still open for business, but here are the terms in which we are open for business. We'd love to work with you and take on foreign capital' and we haven't seen that yet," said Martin Pelletier, a portfolio manager with Trivest Wealth Counsel. "Hopefully we'll get some clarity on that in the next month or so with the Nexen-CNOOC deal."

Purchasing some property could be a very essential long-term sell my home in the Mulholland estates purchase which is imperative that you create the proper options inside your purchase. You should study many key elements in locating and purchasing the bit of real estate that suits you. Consider the following for help in getting real-estate.

In the event that you are not able to acquire classic financing for your real-estate financial loan, you really should think about a exclusive dollars, or difficult money loan. These personal loans have high interest rates and tend to be for brief conditions, nevertheless they can present you with the funds you need for the purchase right up until classic funding can be achieved.

When it is achievable, you would want to consider a residence that has a minimum of two bathrooms, however preferably it would have two plus a 50 % washrooms. The real reason for this is that you need to have one restroom inside the master package and one to get talk about through the other sleeping rooms. The half toilet would be used by the daily visitors.

When your credit score isn?t ideal, but you would like to purchase a house, consider a co-signer. A co-signer can be any individual, a reliable loved one or buddy for example. They assume responsibility for that financial loan should you be not able to (or ready to) pay it again.

Find a realtor who fits you. Should you be on the hunt for a Victorian type property, you don?t have to have one who may be only thinking about marketing you Colonial variations. An excellent agent will listen to the clientele properly, and respond appropriately. Don?t place yourself in a position where you really feel pressured from a a person you don?t get along with.

Children do not really must have their particular bedrooms. Some kids in fact enjoy revealing a bed room with a sibling. It could help save you a few bucks if you are buying a property, to not have to look for a home that has adequate sleeping rooms, that can give every one of your young ones, their own personal spaces.

There are significant ways that one could increase the value of your real-estate purchase. A bathroom or kitchen redesign will heighten the value of the property, as will an addition as a outdoor patio or sunroom. An easy point like painting the outer and sprucing in the backyard, while not including wonderful importance, will definitely improve its value fairly.

When planning on buying a residence, don?t just settle for the very first property you can see. Take a look at multiple residences. Research and locate information and photos for possible home purchases. Be sure to participate in open homes as well to get an in close proximity see of the property along with its amenities.

Prior to buying your property, know the distinction between being pre-skilled for a mortgage loan and becoming pre-approved. A pre-qualification is a preliminary look at your financial circumstances and doesn?t hold a lot discussing bodyweight. A pre-acceptance means your finances which include earnings, credit history and financial obligations, have been examined and this you?ll be likely to have the personal loan you will need to be able to complete a acquire.

One important tip with regards to property is usually to inspect the full area and be sure it life as much as your objectives for your own personel property. This is significant mainly because it may just be the main reason why what looks to be the ideal property is so affordable. When you have a beautiful residence inside a not-so-good community your reselling benefit and all round happiness may suffer.

When purchasing a property, place downward at least twenty percent of your house?s price level when your downpayment. Should you put downward lower than this volume, you can expect to be have to obtain personal mortgage loan insurance coverage (PMI). This charge is about 50 % of a percent, which would talk about $1000 a year over a $200,000 home.

Though a house might appear ideal it is vital so that you can employ an inspector to come and check out your property prior to buying anything at all. Things such as power and pipes problems can not be discovered by the untrained eyesight constantly so it essential to hire someone who is familiar with what to look out for.

If you intend on getting a home loan to cover your property as most property purchasers do, be sure to aren?t biting off of greater than you can chew. As a general rule, don?t get a home which costs a lot more than 5 times whatever you make in one season at your work.

Possess a sizable downpayment. It can be achievable these days to put straight down just a small amount of funds if you buy a property, but look at this: the greater dollars you have to pay beforehand, you can expect to spend less above the price tag on the loan. Bear in mind that you have rates included, so shell out a lot more right now so you don?t shell out far more afterwards.

It is crucial to choose a home to reside in that is in a excellent neighborhood. Does the area or place your home is at have good possibility of raising in benefit? Which are the neighborhood friends like? The area a property is within has every little thing concerning its probable and assessed worth.

Don?t presume each seller is happy to great deal straight down due to the economic climate. Some retailers can be happy to offer 30Percent listed below their selling price, but some vendors might have presently valued their residence based on the industry. Carry out the analysis initial before making a proposal or perhaps you might insult the owner.

Sleep on the judgements. Don?t excursion a home and then choose you love it and would like to invest a proposal right away. Always get a day or two to take into account it. When you are sure, go and look at your property yet again by way of refreshing view to make certain.

Yes, prices are still high on lots of properties around, and purchasing real-estate can still be quite unsafe. By reading this post, even so, you may have taken your first true actions to being well informed and in the end generating the very best acquiring decision for your family members.

New Nigeria museum fetes late Afrobeat singer Fela

LAGOS, Nigeria (AP) ? "FELA LIVES," reads the Gothic-lettered tattoo on the back of one of the sons of the legendary Afrobeat singer from Nigeria. Fela Anikulapo-Kuti died 15 years ago but his name seems to be mentioned more now than ever.

Radio stations across Africa's most populous nation continue to play his trumpet-and-saxophone-infused songs, the girlish cries of his female backup singers ringing out of tinny speakers in crowded buses. Leaders he linked in songs to corruption remain close to the levers of power in this oil-rich but poverty-stricken country. He's a legend among unemployed gang members and academics alike and was the subject of a smash Broadway musical produced by some of the biggest celebrities in the U.S.

Now, the family house where his remains lie has become a government-endorsed museum that offers a look inside his life, as well as the challenges still facing Nigeria years after his death.

"In one of his songs, (Fela) said it takes 10 years for us to catch up to his message," said Theo Lawson, the architect who helped design the new museum. "The expectation, I think, would be that the people would rise up and demand their rights and this didn't happen because everybody was scared.

"Fela's been dead for 15 years and unfortunately, we're still where we are. It's probably longer than he anticipated."

Fela created Afrobeat in the late 1960s, mixing the rhythm of jazz, the catchiness of pop music and traditions of African mysticism into 10-minute-long songs riffing on politics and sex in a nation only recently freed from colonialism. He embraced the idea of pan-African leadership and openly criticized the military rulers who revolved in and out of power in Nigeria when others had been cowed into silence.

Many in Nigeria, at times a very religious and conservative nation, shied away from Fela over his heavily publicized sexual appetite and marijuana use. His escapades became the fodder for endless and titillating newspaper headlines, including marrying more than 20 women at the same time, living in a free-sex commune and smoking massive spliffs during performances. The military and police, never amused, conducted raid after raid on his home, which he declared the Kalakuta Republic. In one such assault, soldiers so severely beat Fela's mother, an activist in her own right, that she later died of her injuries.

Those government crackdowns, as well as disapproval of his lifestyle, stopped some Nigerians from accepting Fela, said Lemi Ghariokwu, who designed many of the musician's album covers. That coldness continued even after Fela died in 1997 of complications brought on by AIDS. The disease sapped his energy to perform in his last years, even though he dismissed AIDS in song and called safe sex "unnatural." His children since have been advocates of safe sex and AIDS awareness.

"If you go to Jamaica, there's a Bob Marley museum," Ghariokwu said, mentioning another singer with an affinity for marijuana. "The government of Jamaica gave Bob Marley (one of) its highest national honors, because they can see beyond."

While Fela's son Femi Kuti performs at The New Afrika Shrine, which is in honor of his father's former performance space, family and friends wanted a formal place to honor the musician. They decided to remodel the family home, which sits on a narrow street in Lagos' sprawling Ikeja neighborhood near the city's international airport. The Kalakuta Museum includes a wall holding Fela's shoes, photographs of him and his family, murals and album art. It also features his room as he left it at the time of his death, with VHS tapes, a giant inflatable globe and racks of clothes hanging above a simple twin bed. Pillows and a sheet lay nearby, a remembrance of how he slept on the floor, weakened as AIDS slowly killed him, Ghariokwu said.

On Monday, which would have been Fela's 74th birthday, his sons Seun and Femi and daughter Yeni celebrated the opening of the museum, which will include a boutique hotel and a rooftop lounge and concert space. The opening comes during Felabration, an annual week of concerts put on by his children to honor their father's musical legacy.

Lagos state government provided $250,000 for remodeling the home into a museum, Lawson said. Yet Femi Kuti made a point to say the family will continue to say whatever it feels like saying.

"We are not a family that is supporting the government, because of what my father stood for," he said. But he applauded local officials for "being brave enough to be identified with the name that many people fear and shy away from."

As he spoke, a giant diesel generator nearby kicked on, drowning out his words and showing how electric power remains out of reach for many in Nigeria. Later, someone tried to walk off with a pair of Fela's shoes from the racks hanging in the museum, a sign of the country's struggles with lawlessness.

But Fela's now-grown children laughed and smiled, shouted and waved as they walked past portraits showing them as infants with unlined faces. By the end, they rushed down several flights of stairs, champagne flutes in hand, laughing and calling out: "Soldiers coming!"

Below, their father's crypt sat just in front of the museum. A green bottle of schnapps lay on the tomb's steps, as if someone awaited his company for one more drink.
